A clear survey for conventional homes.
RICS Level 2 Home Survey
A RICS Level 2 Home Survey is designed for conventionally constructed properties that are in reasonable condition and relatively simple in form and layout.
It provides an objective overview of the property’s condition, identifying significant defects, visible risks and matters that may require repair, maintenance or further investigation.
Is a Level 2 Home Survey suitable?
Typically suitable for:
Conventionally constructed houses, flats and bungalows
Properties built using common construction materials
Properties in reasonable condition
Homes that have not been extensively altered or extended
Unsure whether this is the right survey?
COMPARE LEVEL 2 AND LEVEL 3
The survey provides a visual inspection of accessible parts of the property, including:
What the inspection covers
Roof coverings
Visible roof coverings, ridges, valleys and flashings.
Gutters & rainwater goods
Visible gutters, downpipes and rainwater disposal arrangements.
Chimneys
Visible chimney stacks, pots, flaunching and flashings.
Main walls & elevations
Visible external walls, finishes and signs of movement or deterioration.
Windows & doors
Visible frames, glazing, seals and external doors.
Roof structure
Accessible roof spaces, including visible timbers, insulation and ventilation.
Interior condition
Visible walls, ceilings, floors, fireplaces, joinery and other accessible elements.
Visible parts of the electrical, gas, water, heating and drainage systems. Specialist testing is not undertaken.
Services
Grounds, boundaries, permanent outbuildings and accessible drainage chambers are also inspected where safe and accessible. Any restrictions that prevent parts of the property from being inspected will be explained in the report.
Important to know
The inspection is visual and non-invasive. Concealed areas are not opened up, heavy furniture and fitted finishes are not moved, and specialist testing is not undertaken.
Services are visually observed where accessible but are not tested for safety or efficiency.
TaeVora’s Level 2 Home Survey is a survey-only service. It does not include a market valuation or insurance reinstatement figure.
