WHICH SURVEY DO I NEED?

Choosing the right survey doesn’t have to be complicated.

The appropriate level of survey will depend on the property’s age, construction, condition and how extensively it has been altered.

A Level 2 Home Survey is generally suited to conventional properties in reasonable condition. A Level 3 Building Survey provides greater detail for older, significantly altered, unusually constructed or more complex properties.

Use the guide below, or send us the property details and we will help you decide.

Which sounds most like your property?

RICS Level 2 Home Survey

Conventional property in reasonable condition

A Level 2 Home Survey may be suitable if the property:

• Is of conventional construction
• Appears to be in reasonable condition
• Has not been substantially altered or extended
• Does not show obvious signs of significant defects or deterioration.

RICS Level 3 Building Survey

Older, altered or more complex property

A Level 3 Building Survey may be more appropriate if the property:

• Is older or of period construction
• Has been substantially extended or altered
• Is of unusual or more complex construction
• Shows signs of significant defects, deterioration or movement

A few things can point you in the right direction.

AGE

Older and period properties often benefit from the additional detail of a Level 3 survey.

ALTERATIONS

Extensions, loft conversions and significant alterations can make Level 3 more appropriate.

CONDITION

Visible cracking, damp, deterioration or known defects may warrant the greater detail offered by a Level 3 survey.

CONSTRUCTION

Unusual or non-standard construction may make a Level 3 survey more appropriate.

You don’t need to decide alone.

STILL UNSURE?

Send us the property address or estate-agent listing and we will recommend the level of survey likely to be most suitable.
