Two levels of survey. One clear approach.
Both surveys provide an independent assessment of the property. The right choice depends on the property's age, construction, condition and complexity.
RICS Level 2
Home Survey
Ideal for conventional properties in reasonable condition. A clear overview of the property's condition, highlighting significant defects, risks and areas that may require attention.
RICS Level 3
Building Survey
Suitable for older, altered, unusual or more complex properties. A more detailed assessment providing greater insight into defects, deterioration and areas requiring further investigation.

Which survey do I need?
A simple way to choose.
If you're unsure which survey is right for the property, its age, construction and level of alteration are usually a good place to start.
Modern or conventional property
A Level 2 Home Survey may be suitable.
Extended or significantly altered property
A Level 3 may provide the additional detail needed.
Older property
A Level 3 may be better suited to the property.
Unusual construction or known defects
A Level 3 is likely to be the more appropriate option.
