The terms that apply when TaeVora Residential Surveying Ltd provides surveying services.

LAST UPDATED: 08/10/26

1. About these terms

These Terms of Business provide general information about the basis on which TaeVora Residential Surveying Ltd (“TaeVora”, “we”, “us” or “our”) provides residential surveying services.

Every instruction will be subject to a written quotation, instruction confirmation and full Terms of Engagement. Those documents will confirm the service, property, fee, scope and any instruction-specific conditions.

If there is any difference between this website page and the documents issued for a particular instruction, the instruction-specific documents will take precedence, subject to applicable law.

TaeVora Residential Surveying Ltd is regulated by the Royal Institution of Chartered Surveyors.

3. Our services

TaeVora provides:

  • RICS Level 2 Home Surveys

  • RICS Level 3 Building Surveys

The appropriate service will depend on the property’s age, type, condition, construction and the level of detail required.

TaeVora does not provide market valuations. Neither the Level 2 Home Survey nor the Level 3 Building Survey includes a valuation.

4. Instructions

Before accepting an instruction, we will confirm:

  • The client’s name and contact information

  • The property address

  • The survey service requested

  • The agreed fee

  • Any particular concerns or requirements

  • Any preferred inspection dates or timeframe, where applicable

The client is responsible for providing information that is accurate and complete.

An instruction is not accepted and no contract is formed until TaeVora has received the signed or electronically accepted Terms of Engagement and full cleared payment and has issued written confirmation that the instruction has been accepted.

Once the instruction has been accepted, TaeVora will arrange access and book the next available suitable inspection appointment.

5. Inspections and limitations

The inspection will be completed in accordance with the agreed service and applicable professional requirements.

Residential survey inspections are primarily visual and non-invasive. Unless expressly stated in the agreed service, we will not open up the building, remove fixed coverings or fittings, move heavy or unsafe items, undertake destructive investigations or carry out specialist testing.

Services such as gas, electricity, water, drainage, heating and other installations will only be visually inspected to the extent included within the agreed survey specification and where it is safe to do so. TaeVora does not test the safety or performance of service installations or appliances.

We will not place the surveyor, client, occupier or any other person at unreasonable risk to inspect an area.

Restricted, unsafe or unavailable access may limit the inspection and the conclusions that can reasonably be reached. Material limitations will be identified in the report where appropriate.

6. Defects and further investigation

A survey is intended to identify significant defects and matters that are reasonably apparent during the inspection. It cannot guarantee that every defect affecting a property will be identified.

Defects may be concealed, intermittent, outside the agreed scope or only apparent under particular conditions. Some matters may require opening-up, monitoring or investigation by an appropriately qualified specialist.

The client should consider all recommendations for further investigation before making a legally binding commitment to purchase the property.

7. Survey reports

The report will be prepared for the named client and the agreed purpose.

The expected report-delivery timescale will be stated in the quotation, instruction confirmation or Terms of Engagement.

The client should read the report in full and consider its findings, limitations and recommendations before making decisions about the property.

No third party may rely on the report unless TaeVora has expressly agreed to that reliance in writing. Providing a copy to another person does not automatically create a duty of care to that person.

8. Fees and payment

The survey fee will be confirmed in writing before the instruction is accepted.

Full cleared payment is required before the instruction is accepted and inspection arrangements begin, unless the quotation expressly states otherwise.

Any additional work outside the agreed scope will be discussed with the client and will not be undertaken or charged without the client’s prior agreement.

9. Cancellation and rearrangement

The client may cancel an instruction or request that an inspection appointment be rearranged by clearly informing TaeVora. Notice may be given by email, WhatsApp, text message, telephone or post using the contact details provided in the Terms of Engagement.

The client’s statutory cancellation rights, any applicable cancellation charges and the refund arrangements will be explained in the full Terms of Engagement.

Where the client requests that TaeVora begin providing the service during the 14-day statutory cancellation period, the client will be asked to make an express early-start request as part of the signed or electronic acceptance process.

If the client cancels after expressly requesting an early start, a reasonable and proportionate amount may be payable for the service supplied before cancellation. Where the service has been fully performed following the client’s express request and acknowledgement, the statutory right to cancel will cease.

Nothing in these Terms of Business excludes, restricts or overrides any consumer right that cannot lawfully be excluded.

10. Our responsibilities and liability

TaeVora will provide its services with reasonable skill and care and in accordance with the agreed scope and applicable professional requirements.

The limitations applicable to a particular survey will be explained in the Terms of Engagement and report.

Nothing in these Terms of Business excludes or restricts liability for:

  • Death or personal injury caused by negligence

  • Fraud or fraudulent misrepresentation

  • Any other liability that cannot legally be excluded or restricted

11. Professional indemnity insurance

TaeVora will maintain Professional Indemnity Insurance appropriate to its professional activities and applicable requirements.

No instruction will be accepted unless the required insurance cover is in force.

Further information will be provided where required.

12. Confidentiality and data protection

Client information will be treated confidentially, subject to applicable legal, professional, regulatory and insurance requirements.

Personal information will be processed in accordance with our Privacy Notice.

15. Conflicts of interest

If a conflict is identified, we will take appropriate action in accordance with applicable professional requirements. We may decline or withdraw from an instruction where a conflict cannot be appropriately managed.

16. Events outside our control

TaeVora will not be responsible for a delay or failure to provide the service caused by circumstances outside our reasonable control where the effects could not reasonably have been avoided or overcome.

These circumstances may include severe weather, illness, emergencies, technical failures, unsafe conditions, access restrictions or actions by third parties.

Where reasonably possible, we will notify the client, take reasonable steps to minimise the effects and rearrange the service. Any cancellation or refund will be handled in accordance with the full Terms of Engagement and the client’s statutory rights.

17. Electronic communication

We may communicate by email, WhatsApp, text message or another agreed electronic method.

Although reasonable precautions will be taken, electronic communications can be affected by interception, transmission errors, delays or technical failures and cannot be guaranteed to be completely secure or error-free.

18. Governing law

Nothing in these Terms of Business affects any mandatory legal rights or remedies available to a consumer.

19. Changes to these terms

We may update these Terms of Business when our services, business arrangements, professional requirements or applicable law change.

The latest version will be published on this website.
